Some people I have worked with really Flip-Out when they find out about the control the "Homeowners Association" has on their home & grounds.

It's really a smaller form of Government, our real estate is subject to:
Federal law / State law / County Law / City Ordinances and finally Deed Restrictions... You pay money to every one of them, I pay $100 per year to the Subdivision Association I live in.... Imagine that.
(I could see $25 per year)

I live in this type of neighborhood. It can be a good thing or a bad thing. To me,
it depends on the people in charge., You know how power or authority can
"go to someone's head". I have seen, so far one fight. I have also noticed, they
made a guy paint his new cedar fence white.

Our mail boxes must be the same. Ever drive down Route 3 to Kinkaid Lake
and notice all the tacky mailboxes on the road? After that, I liked that rule...

Ever wonder why 3 car garages caught on? No boats or R/V's allowed in the driveway. Also due to the fact no detached storage sheds are allowed. I like both of these rules.

I also like:
No retail businesses allowed in any house...
No live stock (cows, chickens)...
No outside dog houses or dog pins...

No garbage can to be permitted outside the house, except for trash days...
Ever wonder why you no longer see clothes-lines anymore?

Most do not allow privacy fences over 5' tall...
They tell you where you'll plant a garden...
They must approve any room addition you consider...
No automotive mechanical work outside of garage...
No chain link fences...
If you were planning to drill for crude oil, or mine for gold... Forget it.

If you are looking into new construction, consider:

The amount of brick to put on your house... You may be able to afford
to build that Plan, but not in that subdivision...
Minimum Square Footage your house can be...
They will want to approve your floor plans...
You may have to install sod...

If you buy out in a rural area, you more than likely are not going to have
any subdivision restrictions against your real estate.

Usually subdivisions developed before the 1980's either do not have recorded
restrictions or they are very basic. It's easy to spot, you'll see storage
sheds, tall privacy fences, above ground pools, boats
parked next to the house...
